The occupation of the accommodation must take place on the arrival day between 16:00 and 20:00.

In case of delay or arrival outside the indicated time, please inform Aparthotel Adriatica in time (+39 0431 194 5306).

Otherwise, the apartment will be kept free only for another day.

Check-in is at the reception of the Aparthotel Adriatica, whose entrance is in Via Vicenza 31.

Upon arrival, the identity documents of all persons staying in the apartment, including minors and small children, must be presented so that they can be entered in the guest register, in accordance with the obligation to register.

For registration, we recommend that only one member of the family/group comes the reception with all documents of the persons traveling with them (including minors and small children).



The accommodation and its parking lot must be vacated by 9:30 a.m. on the morning of the day of departure, unless separate arrangements have been made with the reception so that our staff can check the condition and cleanliness of the accommodation and perform the final cleaning.


If the Guest does not respect the check-out time without prior agreement with the reception, a penalty of 50% of the cost of the last night will be charged.


In case of early departure within the agreed period, the Guest must continue to pay for the entire booked period and consequently cannot claim any refund of amounts already paid.

However, each case is handled and evaluated individually by management.




    In order for the reservation to be considered valid, the Guest must pay as confirmation approximately 30% of the rental price (additional services excluded) by bank transfer (any fees or commissions are the responsibility of the client), online payment by credit card (VISA or MasterCard) on our website www.aparthoteladriatica.it or in cash at the reception.

    For last minute bookings and/or short stays, may be requested directly payment of the balance or the first night.

    The balance must be paid upon arrival as follows:
    • in cash (up to € 4.999,99),
    • by ATM or credit card (only Visa and MasterCard can be accepted). Please check if you may have a limit on your credit card if you want to use this payment method, especially since you are abroad and the limit there is often different than in the domestic market.
    • The balance can also be paid by bank transfer, which must be received before the date of arrival. If the transfer has not been received on our bank account at the time of departure, the Guest must pay the balance with another means of payment.

    It is possible to request a tax document or the issuance of an invoice in the name of a specific person or in the name of a legal entity.

    This request must be made at the time of booking, if possible, and in any case before the guests register.

    However, it is not possible under any circumstances to divide the total amount among several receipts/invoices.

    The Guest is obliged to treat the apartment and household goods (dishes, appliances, mattresses, furniture, etc.) with the utmost care. Complaints about the condition of the apartment and inventory will be accepted only within 4 hours after handing over the keys. Any breakage or damage must be replaced.

    As a guarantee of respectful treatment, maintenance and proper use of the apartment, a deposit of € 200,00 (€ 1.000,00 for groups of young people or in special cases at the discretion of the management) is required at the time of handing over the keys, to be paid in cash.

    This deposit will be returned on the day of departure, after checking the good condition of the apartment.


It is not allowed to accommodate more people (including small children and newborns) than indicated in our booking confirmation. Any changes have to be communicated in advance and accepted from the managment.

If more Guests arrive than registered (but in no case may exceed the maximum number of people allowed according to the description of the accommodation), we will notify the authority and charge an additional fee.



Each booked accommodation includes one (1) numbered parking space, which is located directly in the house or in the surrounding area, or covered or uncovered (after 12pm on the day of arrival), depending on the type of accommodation booked.

The parking space must be vacated together with the apartment by 9.30am on the day of departure.


Parking spaces are allocated according to the type booked and availability on arrival. It is not possible to reserve a specific parking space.

The measurements of the parking lots and the space available for manoeuvring are standard and allow easy access for medium-sized cars. In case of parking difficulties for very long cars, SUVs, minibuses, camper vans, sports/rear cars or particularly tall cars (e.g. with roof boxes), the Management will not be obliged to find an alternative parking space.


All additional objects belonging to the Guest (e.g. bicycles, trailers, paddle boards, inflatables and similars) may be deposited only on the premises if they do not protrude from the boundary lines of the parking space allocated to them.

Otherwise, such objects must be removed.


The parking space assigned to all apartments WHITE is uncovered, in a plot of land located 50 metres from the structure on which there are maritime pines, part of the local flora, which cannot be removed.


We therefore recommend that you bring a car cover to protect your car.

Disposable car covers are available at the reception for a fee.



Access to the facility, parking and accommodation is possible by using magnetic key cards.

Two (2) cards will be issued per accommodation.

The magnetic key cards, which are inserted into the card reader, supply the accommodation with electricity. Refrigerator and air conditioner also work WITHOUT a card on a separate circuit.

Additional cards can be requested at the reception for a fee.

In case of loss or damage of the cards a penalty of € 20,00 per card will be charged.



Guests are required to wear (or show) an identification bracelet so that the Aparthotel staff can distinguish visitors to the Sky Bar from Aparthotel Guests.

If the wristband is missing, the staff of the Aparthotel is obliged to ask for the name and accommodation number for the security check.



The intermediate cleaning (if provided), as well as the final cleaning, does not include the cleaning of the cooking area and, at the same time, of dishes, pans and garbage.

It is not possible to set a fixed time for intermediate cleaning. They are carried out during the working hours of the cleaning staff, from 8 a.m. to 3 p.m.


The final cleaning is included in the price of the accommodation but does not include the cleaning of the kitchenette and also of the dishes, pots and garbage.

If the accommodation is left excessively dirty, with garbage, dishes or textiles to be replaced, etc., a surcharge of € 50,00 will be applied for extra cleaning.



Bed linen and towels are provided for the number of persons indicated at the time of booking.

Bed linen and towels are changed every 3rd day (for stays of minimum 5 nights).

For extra needs, please contact the reception staff during opening hours (8.00-22.00)


10. PETS

It is possible to bring small dogs with you, for a fee, and only if previously communicated and authorized by the Management.

A maximum of one (1) dog (max 10 kg) is allowed per accommodation. The pet should never be left alone in the accommodation for a long time.

A period of time will be arranged during which our cleaning staff will be able to enter the accommodation to carry out the cleaning in the absence of the pet.

The Guest is considered responsible for damage or disturbance caused by the animal itself and will be required to sign a declaration of responsibility and to bear any expenses to repair any damage caused to things or persons.



Staff authorised by the Management (in-house staff or external technicians) may enter the accommodation for cleaning and for any repairs or maintenance even in the absence of the guests and, in the event of an emergency or necessity, without prior notice.



The Aparthotel has a swimming pool located on the ninth floor and offers amazing sea and lagoon views.

The swimming pool is open from 9.00 to 20.00.

For hygienic reasons, it is mandatory to shower before entering the pool and to dry itself as soon as leaving the swimming pool. In addition, both for safety reasons and in respect of the people sitting by the pool, it is strictly forbidden to dive and run on the poolside.

All guests of the Aparthotel have free access to the terrace during the opening hours of the Sky Bar (9.00 – 23.00).



Pool towels can be rented, service to be required at the Reception. A “Towels Card” will be handed out, which entitles to receive a number of sheets equal to the number of holiday participants, free of charge or for a fee (depending on the booked formula).

The pool towels, which can be collected at the Bar on the ninth floor, are for the exclusive use of the pool area; they must not be brought to the beach.

It is possible to change the towel every 3rd day (for stays of minimum 5 nights).

In case of loss of the towels, a penalty of € 15.00 per towel will be charged.



Sun loungers and sun umbrellas by the pool are available free of charge for all Guests of the Aparthotel. For safety reasons, it is strictly forbidden to move the sun umbrellas. It is possible to move the sun loungers instead.

It is not possible to book the beds, or occupy them with the towels and then leave.

In case that a sun bed is occupied by towels/personal items without the presence of the owner of the same, the staff of the Aparthotel is obliged to remove them in order to allow all Guests to benefit equally from the service.

Removed items will be kept at the bar by our staff.

It is strictly forbidden to use the sofas of the bar when wet or with a wet swimsuit.



Access to the sky bar is open to the public, even to those not staying at the Aparthotel.

On the terrace, either on the sunbeds, on the sofas or on the tables of the bar, it is not allowed to consume food or drinks brought from outside or from the accommodation.



Aparthotel Adriatica cannot be held liable for any breakage, accident, loss, theft, delay or inconvenience that may occur in the accommodation during the stay. Our staff always provides its services to help solve any problems, provided that any proven claims for damages must be agreed directly on the spot.

For any legal disputes, the exclusive jurisdiction is that of Udine.



With due respect for other Guests, the hours of silence are to be observed from 13.00 to 16.00 and from 22.00 to 8.00. During these hours it is forbidden to listen to loud music or TV programmes (to disturb others), noise on the terraces, noise in the corridors, etc.

The staff of Aparthotel Adriatica is obliged to intervene in case of non-compliance.


There is a 24-hour emergency number available for our Guests.

It is available between 11 p.m. and 8 a.m. ONLY for real emergency situations.

In case the number is called for other (non-emergency) reasons, part of the deposit will be retained.



All Guests are obliged to abide by the rules of Aparthotel Adriatica and to observe the common rules concerning peace and respect for others, especially in the afternoon and at night.



At the time of booking, with the payment of the deposit, the Guest expressly declares to have read, understood and accepted all the above conditions.
